At Milestone Inspections, LLC. we're passionate about guiding Florida Condominium Board Members (CBMs) and owners through the plethora of information that they will need to understand to successfully comply with Florida's new Milestone Inspections Law (Senate Bill 4-D and its associated clarifications companion known as "The Glitch Bill" (SB-154). They must perform various tasks before commissioning those professionals with the required State professional registrations and experiences. The new law will force many CBMs to learn new terminologies and contracting techniques essential for the commissioning of companies to compile and acquire basic data about their structures, to perform the mandated Structural Integrity Evaluation Reports (SIERs) and Structural Integrity Reserve Studies (SIRS), and to prepare for lengthy consultations and discussions with legal councils and condominium owners. Acquiring a thorough understanding of who, when, and how best to implement the needed repairs, if any, and updating or establishing future structural, electrical, and plumbing maintenance plans will assist all involved in adopting a holistic approach. And, of course, preparing for related expenses and likely need to increase budget reserves throughout the structures' lifetime via Special Assessments, loans, and/or other means. To that end, this website's primary purpose is to provide CBMs and owners with as much information as we can identify for them to prepare by digesting referenced media, technical literature, and by contacting companies and/or individuals for discussions.
Milestone Inspections, LLC services are limited to guiding the Condominiums Association Board (CAB) members during the pre-planning phases of the Structural Integrity Evaluation Reports (SIERs) and Structural Integrity Reserve Studies (SIRS)by assisting them in the performance of tasks such as:
In addition to assisting by performing good old-fashioned legwork such as reviews of historical and city files reviews, we are equipped and trained to use the latest technologies such as Matterport cameras to build Twin models of the structure, use of specially equipped drones to facilitate the identification of structural issues, Artificial Intelligence (AI) software, and non-destructive structural inspection tools and testing methods, if needed, to collect information about aging structural members during the SIER's Phase 2 activities.

Milestone Inspections, LLC's story began when our founder, Roberto Sanchez, a Florida registered Professional Engineer (P.E.) with over 40 years of professional experience on major national and international civil engineering and construction projects. While still recovering from a nearly fatal illness in a Miami hospital bed, he heard the horrifying news about the collapse of the Champlain Towers South condominium structure. Nurses and doctors who surrounded him were bewildered and horrified and would occasionally ask him about what may have gone wrong to cause such failure. For months, the local media covered the Champlain Tower's story all while many public officials and engineering experts faced cameras and microphones with little or no explanation for such a tragedy. Everyone knew, however, that structural failures such as the one at Champlain Towers must never happen again anywhere else in Florida. Consequently, engineering focus groups were formed, and Florida's legislature and governor tirelessly responded by establishing the new Milestone Inspection law by June of 2022. By November of that year, Mr. Sanchez founded Milestone Inspections, LLC with the goal of offering guidance to Condominium Association Board members, who would now become fiscally responsible for their association's systematic and effective implementation of the requirements of the new law.
